Any time really is the right time to buy your dream vacation villa in Cyprus.

You just have to remember one thing when your purchasing your Cyprus real estate villa, does your rent cover your mortgage? If it does which in 99% of most cases it will then go ahead and buy one.

You should be looking at this as a long term savings plan, with very sunny vacations included. Not many banks can offer you that!

So what should you consider before you buy your Cyprus Villa?

You really spend a great amount of time looking for what you are really after, you could even hire an estate agent out if you wish, they will gladly take your around. You\’ll find if you do it this way the agent might be able to get you a discount rate, but you will need to ask first.

Have you considered the size of your Cyprus real estate villa? 3 bedroom 4 bedroom etc- Plus how mant times might you be using it, or what type of people are you going to rent it to. Next you need to know if your after a beachfront villa, how far is it from the airport, how far is it from the main town centre and things like that.

So if you\’ve found somewhere or you might have you eye on your dream villa remember you need to allocate about 10% over your budget on the asking price, this will help you cover all the extra costs, like VAT, Transfer of Titles, agents fee\’s.

Like any villa if you want to reserve it you\’ll have to pay a reservation deposit. This reservation deposit will help you secure your villa. Deposit are usually around 10% – 15% of the asking price. Like any villa in Cyprus bought, once you have paid your deposit then the purchase price says the same until completion.

There is one down side to this! You need to remember that your deposit is none refundable, so make sure you\’re very happy with your purchase of your dream Cyprus real estate villa before you pay your deposit.

There are two sides to Cyprus and each have there own rules about buying property. Both are very straight forward, but the only concern you need when your buying a villa in Northern Cyprus is you need to open a Northern Cyprus bank account. This is very straight forward.

It will be our first real vacation together in a very long time and I want to make sure it is perfect. We will be starting fron Connectiucut. Iwould prefer to rent a private villa, but hotel or resort recommendations will still be appreciated.
They are 17 and 15 so it will need to be family friendly. All-inclusive would be ever better. Scuba diving and sky diving are 2 things we must be able to do. Thanks in advance for your time.

Looking for a Caribbean vacation Villa, then take a close look at Villa Giorgia on St Lucia

There is a lovely Caribbean Villa on St Lucia which you might well want to consider for a St Lucia vacation instead of an hotel this year. It is called Villa Giorgia, and it has five bedrooms, four bathrooms, and has some lovely West Indian architecture, making it a very attractive place to stay. It sits in well over an acre of parkland like grounds on the Cap Estate, and what you will get here is privacy and luxury, a two swimming pools!!. By the way one pool is large and the other is a splash pool, and what a sight they are at night when the lights were on at night.

There is a lot more to this lovely Caribbean Villa than privacy and luxury, because the whole shape of the house is unusual, and there doesn’t seem to be much of it at first sight, when in fact it is totally deceptively enormous. The colours are a cooling white and grey, and it is so well laid out inside it appears completely uncluttered.

The outside paving is terracotta, and one of the main features is the absolutely enormous verandah, absolutely ideal for chilling out with a glass of rum punch and a good book. Intersperse this with dipping in and out of the pools, and enjoying the grounds. All of this makes Villa Giorgia the perfect spot for the more than perfect St Lucia Holiday. A description that springs to mind because of the comfort is that it is a real home from home

What is included is breakfast and lunch every day apart from Sunday, for which you buy in the groceries and food. Francesca the housekeeper who also cooks divinely is there Monday through Saturday 8.30 am until 1.30pm. Shopping for supplies in the supermarkets at Rodney Bay is quick and easy.

Francesca has everything you want in a housekeeper, for whom nothing is too much trouble, and her smile is constant and is a joy to see. Whatever you do, get her to make a rum punch, they are just out of this world.

You’ll find everything you need here for a perfect St Lucia Holiday, and Villa Giorgia really is a Caribbean Villa you won’t want to leave even to explore the beautiful island that is St Lucia.

Having said that, do rent a car, because the villa is in the ideal position if that is what you want to do.

You’ll get all the advice you need from the team at the villa, and whilst that is their job they do it with smiles, and an openness that is a feature of the inhabitants of this glorious island.

You should if you decide to explore, go to Pigeon Island, visit the lovely beaches, and you will find a great selection of good restaurants around Rodney Bay. Go to the sulphur springs and coat yourself in the mud, go to the mineral baths at Diamond Falls, visit the Botanical Gardens, and the rainforest. One highlight not to be missed is visiting the dolphins, and have the experience of seeing them playing and leaping beside the boat.

There is much to see, do, take part in, always surrounded by smiling faces and friendliness, and then there is the lovely Villa Giorgia to return to. It must be classed as a top Caribbean Villa, although very low key. If you stay at the Villa Giorgia then you can be guaranteed a top St Lucia Vacation.

I think it’s absolutely stupid that it’s seen as wrong to fly a flag (there were complaints from neighbours in my street about us having an England flag out for the world cup. It’s not all year, or even every year), and I’ve been on holiday to villa complexes where we were told not to have England and Union Jack towels, and yet French people had towels with the french flag on.
When our patron saints cannot be celebrated there is clearly something wrong. At school we were told that we couldn’t acknowledge St George’s day because we could offend somebody. Does this mean we shouldn’t be proud of ourselves because of what somebody else thinks?
I seriously think that the Government need to stop worrying about pleasing everybody (which is impossible to do anyway), and start celebrating these countries.

Unlike most cities in the USA, Miama is closer to Havana than it is even to Orlando, as a result the Spanish and Latin American cultural impact on this city is to be found and experienced whereever you go.If you are looking for vibrant city living, exuberant night life and that “shop till you drop” kind of experience then Miami has little in the way of equals.

If you should ever tire of the central belt of Florida which is Orlando, take a day out to visit the Atlantic coast on the East side of the State. Head out to the Atlantic coast and enjoy the fun of surfing in huge rolling Atlantic breakers at the same time you can spend time marvelling at the wonders of the Space Center at Cape Canaveral. For a taste of real,down to earth coastal America, head for Coco Beach where you can drink Budweiser eat delicious key lime pie on the pier which juts out into the tempestuous Atlantic surf!

Truly, Florida is an amazing “must ‘go-to” place. But avoid staying in hotels and motels if you can. Renting a new and well appointed spacious holiday home or villa or vacation rental property or for that matter any other form of self -catering accommodation will give you and the family the freedom to come and go as you please which will allow you to make the most of what the “Sunshine State” has to offer.

In most tourists eyes though, the one that they will always remember is the steak houses. Almost everybody can remember when they had their first New York strip steak.

The dining scene, in L.A., has some of the trendiest and sophisticated restaurants any where in the world. The multi cultural mix has led to almost any type of food being readily available.

Up in Boston there is a plentiful supply of seafood. Crab and lobster are consumed in vast quantities. You often find that many of the restaurants in Boston are family owned. This means that a high quality of food is constantly served for a very healthy price.

You do not find that the best food in America is only in the big cities. The great thing about America is that there are so many different kinds of food to enjoy. When going south into Louisiana you are going to find some of the most amazing Gumbo there was ever made. You do not have to go to a fine five star restaurant to find these foods. There are many great barbeque places in South Carolina where no one can match the taste they have to offer.

The one thing that stands out with American food is that it is great value for money. You can pay as much or as little as you want for a meal and can be assured that there will always be a restaurant to cater for almost any taste and budget. If you are on a diet or fancy an old fashioned pig out there is always going to be a restaurant to suite your needs. It is little wonder that all of the tourists who keep on coming back to America year after year all look forward to their first meal in the States.

Enjoy your next adventure into finding the best food in America, and just remember that you can easily rustle up a fine meal of your own while staying in a holiday villa. It could be a classic western Barbeque or just your classic American P.J sandwich.
